Regenerating Channel View to create a modern, connected place to live

The Channel View Estate is a well-established community at the heart of Grangetown. In partnership with Cardiff Council, we are delivering the regeneration of the estate, replacing around 180 existing homes, including the current high-rise tower block, with up to 360 high-quality, energy-efficient homes.

  • Up to 360 new low-carbon homes across a mix of tenures
  • Improved connectivity within the estate and to the wider community
  • Enhancements to The Marl public open space
  • A new neighbourhood retail unit to support local services and activity

We’ve been appointed as development partner for the scheme and will deliver all phases of the regeneration. Outline planning permission for the masterplan was granted in 2021, with planning approval secured in March 2026 for phases two to six and part of phase seven, unlocking the delivery of a further 228 homes across the estate.

Phase 1

Creating homes that support independent living

The Channel View Estate is a well-established community at the heart of The first phase of the regeneration is focused on replacing the existing tower block and will provide 126 new homes for older residents across two buildings:

  • Tŷ Dorlân (Block A) will provide 102 Community Living apartments, alongside extensive communal facilities, a café and rooftop terrace. The building is expected to welcome residents in 2027.
  • Trem y Môr (Block B) will provide 24 Independent Living apartments with shared amenities, including a rooftop terrace. The building is due for completion in 2026.

Both buildings will provide spacious, accessible apartments with private amenity space and balconies. Existing tower block residents will be prioritised for the new homes, helping people remain connected to the community they call home.
