The Winnall redevelopment for Winchester City Council is a landmark in sustainable construction. Completed in June 2024, the £16.6m scheme delivered 76 energy-efficient homes designed to Passivhaus Low Energy Building standards – the first multi-storey residential blocks in England to achieve this using light gauge steel framing. Alongside high-performance homes, the project transformed outdoor spaces into vibrant communal areas, creating a place where people and nature thrive. Winnall was awarded Best Sustainable Development at the WhatHouse? Awards 2024.

For the Winnall development, we used light and durable steel frames in the construction of our sustainable homes.
The choice of the METEK Frame for construction contributed to the sustainable performance, providing a warm frame construction, which will last 1000 years with zero degradation, resulting in lighter, cheaper foundations as it weighs less than traditional construction, and results in minimal waste, as the frame material is recyclable.
The finished building is thermally efficient, dimensionally stable – no shrink, swell, warp or settlement, which reduces future defects. It is quick to build and quick to offer early weather tightness, so other trades can commence work early, and it provides excellent U-value performance. After fixing the brick tie channels through our external airtight layer with 5000+ Tek screws, the site team achieved an incredible airtightness rating during an air test in March, of 0.27p/h @50 pascals which is 4 times more airtight than our requirements and a drop of only 0.07. This has been achieved through meticulous attention to detail and constant checking.
