Wates Residential and Havering Council are delivering one of London’s largest regeneration programmes through a £1.2 billion partnership. Across 12 estates, we are creating up to 5,000 new homes, with around 50 percent affordable. This ambitious plan will double affordable housing, increase council-rented homes by 70 percent and provide nearly 400 shared ownership properties. Every resident affected by redevelopment is guaranteed the right to return. Our vision is simple – high-quality homes and thriving communities for generations to come.

To meet urgent housing needs, we are installing 18 modular homes at the Waterloo Estate in Romford. These precision-built homes offer families modern interiors, private outdoor space and energy-efficient features. Manufactured offsite, they can be delivered quickly and relocated up to five times, providing a flexible solution while the main development progresses.

Park Rise in Hornchurch offers 175 homes for over-55s across council, shared ownership and private sale. Designed for comfort and independence, these future-proofed homes feature energy-efficient systems, solar panels and shared green spaces. Over 90 percent of residents would recommend Park Rise to a friend. The scheme delivered £30 million in social and economic value, created 62 local jobs and provided 1,416 weeks of training.

New Green was the first phase to complete, replacing Napier and New Plymouth House with 197 modern homes. With landscaped gardens, play areas and energy-efficient design, it sets the standard for sustainable living and vibrant neighbourhoods.
