Waterloo and Queen Street

Following initial planning approval granted in 2021, the Waterloo and Queen Street scheme is being delivered in phases over eight years, ensuring the site progresses in a manageable and coordinated way.  

Reserved matters for 107 affordable homes are scheduled for submission in the final quarter of 2025, with completion targeted for late 2028 and while the wider scheme comes forward, permission has been secured for 18 temporary modular homes, allowing early support for local housing needs.  

The project is the latest instalment of our joint venture with LB of Havering, through which we have also delivered 197 homes in Rainham, known as New Green, and 175 homes for people over 55 in Hornchurch, known as Park Rise.
