Transforming a Westminster estate with high-quality affordable homes for all generations.

Delivered in partnership with Westminster City Council, Balmoral House and Darwin House is a 100% affordable housing development that has transformed a key site within the Churchill Gardens estate in Pimlico.

The scheme comprises two residential buildings delivered through a carefully phased programme. The first phase saw the completion of Darwin House, providing 34 community supportive homes for older residents and enabling existing residents to move into their new homes before their former accommodation was demolished. The second phase, Balmoral House, is delivering 10 social rent homes, including eight four-bedroom family homes for local people on Westminster’s housing waiting list.

By prioritising resident wellbeing throughout the regeneration, the project has allowed people to remain part of the community they call home while creating high-quality new homes for current and future generations of Westminster residents.
